A land easement is a legal restriction on your property title that requires a specific area of your land to remain free for a particular purpose, such as utility access or drainage.

A Development Application (DA) is submitted to your local council for approval before construction can begin. Each council has specific compliance requirements that vary depending on your location and block specifications.

TrinityCon coordinates all required building approvals to ensure your build proceeds as quickly as possible.

Required approvals from independent third parties include:
• Land developer approval (where applicable)
• Council approval
• Principal Certifying Authority (PCA)
• Architectural plans
• Structural engineering
• Hydraulic engineering (where applicable)
• BASIX – Energy and thermal assessment
• Sydney Water connection
• Power and gas connections
• Bushfire assessment (where applicable)
• Acoustic assessment (where applicable)

Once all Building Contract requirements are satisfied and final payments are received, we'll hand over the keys to your new home along with a comprehensive handover package containing all relevant documentation and warranties.

Council approval timeframes vary significantly between different councils, and as an independent authority, we have no control over their processing times. Your Pre-Construction Coordinator will regularly follow up on your application and provide updates once it's under assessment. You'll also receive a DA application number to track progress through your council's website.

Congratulations on securing your land! The next step is selecting a design. We can recommend one of our trusted architectural consultants, or we can provide a complete Design & Construct (D&C) service. We recommend spending time documenting your requirements and wish list before meeting with our team to determine what's achievable within your budget.

Our progress claims are structured as follows:
• 5% – Initial contract signing
• 20% – Slab completion
• 35% – Structure, roof, and fit-out completion
• 25% – Enclosed to garage doors
• 10% – Final claim
• 5% – Retention release
• Keys – Official handover
